House Hunting near Mayport or Jacksonville, Florida

Have you received orders to Naval Station Mayport, Florida?  We did, twice. We lived in Jacksonville, Florida for 7 years total over 2 different tours.  I graduated from college in Jacksonville, worked part time at a Hallmark store, taught first grade for 2 years, and then spent 3 years as a stay at home mom there.  I experienced a lot around the area of NS Mayport.  I truly did love being stationed there.

In my blog titled Basic Boundaries: Where to Live if You Are Stationed at Naval Station Mayport, Florida I talk about the basic boundaries to follow when you are house hunting in Jacksonville, Florida.  Just to review those, if you look at the map you will see that NS Mayport is located in the Northeast corner of Mayport/Jacksonville. Use the Atlantic Ocean as your border to the East, use Kernan Road as the border to the West, use the St. John's River for the North border, and JTB (Butler Blvd)/202 as the Southern border.

The purpose of this blog is to help you find the right neighborhood to live in within these “Basic Boundaries," but specifically the areas of  The Intracoastal West and East Arlington neighborhoods.  The boundaries for this area are the same as the basic boundaries except that the boarder to the East is The Intracoastal Waterway or "the ditch" as the locals call it.

When I move to a new area I want to live in an active community. I am looking for a neighborhood with at least a community pool and playground. There are lots of neighborhoods with these amenities and some even have more with tennis courts, walking trails, basketball courts, swim and tennis teams, etc... I want to be able to know my neighbors so my c hildren have neighborhood friends to play with.  I also want to know that I have people I can count on when my husband deploys. This can all be found if you are stationed at NS Mayport.

The best news is that you can live in a great neighborhood, with great schools, and still have a great commute to NS Mayport. A "great" commute to NS Mayport is anything under 15 minutes. This can be done! Jacksonville and Mayport have really improved their roadways since we first moved there. Commuting now is easy!

Recommended neighborhoods when house hunting near Mayport, Florida

with under a 15 minute commute would be:

Kernan Forest,

Waterleaf,

The Woods,

Queen’s Harbor,

Osprey Point,

Kensington,

Ibis Point, and

Wynnfield Lakes.

closer to a 15-20 minute commute.

Highland Glen,

Jacksonville Golf & Country Club,

Johns Creek

Pablo Bay,

Marsh Sound, &

Palermo

Kernan Forest, Waterleaf, Highland Glen, Wynnfield Lakes, Palermo, & Pablo Bay are the newer neighborhoods that have been built in the past 5 years. Queen's Harbor, The Woods, Palermo, and Jacksonville Golf & Country Club are all gated communities.

 

During our last tour it was 11 minutes door to door for my husband to get from our house in Waterleaf to his squadron on NS Mayport.  The same could be said for Kernan Forest.  These neighborhoods are across the street from each other.

House prices vary within these neighborhoods as do house size.  Most of these neighborhoods have something for everyone in them.
