Shadow Moss: Off Base Neighborhood/Subdivision

"Used to be great!"

When this subdivision opened, it was supposed to consist of about 150 homes. It was well maintained with mature landscaping, well kept homes, and a very active HOA. When Centex and Pulte merged, they tripled the size of the neighborhood, cut down all of the trees, and decreased the prices and lot sizes. When they expanded the neighborhood, they had to have another entrance/exit for emergency vehicles. They added a second entrance/exit at a road that runs behind and is now very close to the community that is known to have high crime and gang activity. They have also changed HOA companies numerous times with each one being consistently worse than the one before. None of these steps benefited the home owners and made it near impossible to get a good price for resale in the neighborhood. So now, this once small but very pretty neighborhood with nice homes has become overrun with renters who, on average, do not care about the condition of the home, a fair amount of crime (mostly vehicle break-ins), and original homeowners who are frustrated because they can not sell their homes at a decent price.

Love my house and the whole beautiful neighborhood , and it’s the cleanest!! The ponds are beautiful, not dirty-they are ponds not pools lol! Only issue I have, next door new neighbors kids are horrible!!

"Ideal neighborhood"

We love living in Shadow Moss. Great location; 15 min to base , right by bridge to go to Bluffton or Savannah, away from chaos ans traffic if downtown and Lady's Island. Lots of kids, friendly community. Perfect place for us to have bought our first home.

Nice quiet neighborhood! Everyone is very friendly and work together to help their neighbors out when needed! It’s nice to be able to walk right down the road and take my kids fishing. Definitely going to miss it here when we have to move.

"Great family neighborhood"

We’ve loved our little neighborhood. Our neighbors have been great and always willing to help out when needed. It’s safe for kids to ride their bikes and play at our community playgrounds and fish our ponds. I will miss this place!

"Good value for BAH"

This is great, solid middle class neighborhood, not the fanciest, but you get a lot of house for the price, and it's in a great location. It's a 10-15 commute to either Beaufort MCAS and Parris Island. Almost anywhere you want to go, either in Beaufort or Bluffton, is less than a half hour. If you have juinior high or high schoolers in Catholic school, John Paul II in Okatie is less than 15 minutes away. We often went to Mass at St. Gregory in Bluffton instead of our parish on Lady's Island because the drive was about the same, but afterwards, we could take advantage of all the restaurants and shopping in Bluffton. The elementary school the neighborhood is zoned for is one of the better ones in the district. We also knew a lot of people whose kids went to the highly rated charter school which is just 5 minutes away.

"Do not buy a home here or rent here. Especially if you have school aged children"

The schools in this district would be a deal breaker alone. The ponds are filthy, the HOA is overly nitpicky...if they decide they don't like you or you are a renter. There is a transient mobile home rv setup developing directly behind the neighborhood. There have been multiple car break ins and assorted vandalism is rampant. The houses are built on marsh and though they aren't very old they are already showing signs of major foundation damage. The houses are very poorly built and I cannot even imagine what the developers were thinking when they decided to put a neighborhood here.

Do NOT put your kids in Beaufort schools. There is nothing in Beaufort worth living here for. All of the decent shopping/ eating is in Bluffton, Hilton Head, or Savannah.

"Average place to live"

I am not too fond of this area, it's fairly new and not bad but its blah to me. There are a lot of military, police, and fire personnel but I think it would be hard to sell a house in this neighborhood due to so many military moving at one time. This area has lots of water and I recommend living closer to it.
