Coast Guard Portsmouth VA: Colonial Place

This is a nice neighborhood in Norfolk. It's not the best, but it's far from the worst. I agree with the other reviews that it's a great place for a starter home or a great place if your budget is a little lower. Most people love larchmont but the houses are expensive. I'm not sure about the schools in Colonial Place. Definitely check it out and see for yourself!

Colonial Place in Norfolk is a great affordable way to live close to downtown Norfolk and desirable areas. Walk to restaurants and bars. The neighborhood has a really nice Colonial charm and it is a registered historic district. There are some really nice houses on the water in Colonial Place. The neighborhood has a dog park and boat launch. We enjoyed the location, charm and feel of this neighborhood.

This neighborhoods has very affordable homes but it's no Larchmont neighborhood. If you can't afford Larchmont or Ghent then Colonial Place is an option, just realize it can be sketchy and might not always be the safest. It's close to Park Place which is government subsidized neighborhood. I have had friends live there and didn't always feel safe. It's can be hit or miss, however colonial houses are cute and in the $200k which is hard to find in Norfolk. Great location but have Park Place in between you and the good shopping and restaurants on 21st and Colley, so you can't really walk there. It's somewhere to consider but you might want to check our your neighbors first!

I was born and raised in Norfolk and there are definitely wonderful neighborhoods and sketchy neighborhoods! I would recommend living in Colonial Place, Ghent, West Ghent, anywhere near Jamestown Crescent or homes near Old Dominion that are on the water side of Hampton Blvd. These homes are probably more affordable for officers or higher ranking enlisted. Another good neighborhood and slightly cheaper is right across the street as well as behind Granby High School on Granby Street. These neighborhoods are very classy, schools are great, and you are in the heart of Norfolk.
When looking for homes/rentals, you may see a lot of nice looking homes on the internet that are in Ocean View. Unless the home is located in a neighborhood called Pinewell, I would stay away! The house may be nice and big, but Ocean View is a dangerous place.
