Anderson Creek Club: Off Base Neighborhood/Subdivision

Buyer beware. The HOA is non-responsive, fails to address maintenance issues resulting in safety and property value complaints. They wall themselves off from the residents claiming COVID concerns while running a daycare facility, sales office, and golf shop. They will not respond to telephone requests pushing the residents to use email where they then can be ignored. I will soon be seeking legal representation to address a myriad of issues.

I honestly wished I had done my diligence when it came down to buying a house here in this community. Most of the houses here are not cheap. We live at the end of a cul-de-sac, and the problem I see now... (after I purchased my $400K house back in November 2019)...

We live in the Links Crossing Neighborhood. This neighborhood DOES NOT have an adequate, legitimate storm-water basins/ drain systems, and to make things worse, all this rain water ends up, and drains behind our backyard, by the 15th hole (golf course). A creek forms up every time it rains. I am very concern now that if we get hit by a hurricane, our house will be flooded. Keep in mind though, that there were already some areas in this community that were hit pretty hard with flood issues from the past two hurricanes that hit NC, I think in the years of 2018 and 2016.. (Matthew and Florence hurricanes).

The other nuisance we find is the POA, they can be very overbearing for sure. Lastly, the HOA fees are ridiculous. We were told that by paying $253.00 MONTHLY, “Internet and Cable” were included, plus all the amenities. Well, that did not happen. Besides that the internet service is very slow, they didn’t renew their contract with the cable people as of JAN 2020, but did not lower the HOA fees either. I do remember getting a letter from the POA folks telling me that my HOA fees were going to remain the same. Furthermore, I do feel the POA folks need to prioritize on the things that need to have right away attention to. I can care-less about the golf course, I rather have an effective and efficient STORMWATER basins, and drains, as well as decent roads. Some of these roads need to be redone for sure.

Not well maintained. The poa works for the developer, not owners, and does not answer emails or calls from owners or renters.

Great place to rent, beware when buying. The developer continues to build, build, build. It's nearly impossible to sell a home here. Just ask you realtor to show you a list of recent sales and foreclosures in ACC. In order to sell here you practically have to give the home away. The amount of renters grow every year. The POA does the bare minimum just to say that they do things. Schools in the area are low rated. The nearby Charter school is average at best. The onsite child care center is decent if you can get in. Neighbors are friendly and a great place to walk/run.

I've been a resident of the Fairway Pointe condominiums for 9 years and have always found the POW to be non-responsive and condescending, of course that's only if you manage to get through. Messages go unanswered and when you do make contact you are told to send an email that goes goes directly in to trash.

Shutters and trim work are falling off the building faces and not being replaced.

The barbecue area that once had 2 barbecue grills are now down to one with a gaping hole left where the previous one was, not to mention a dangerous spike protruding that served as an anti-theft anchor for the old grill.

The universal gym in the clubhouse at Fairway Pointe breaks down weekly and is now 10 years old.

The golf course has now deteriorated with large swaths of dead fairways and diseased greens.

I would not recommend buying here. God help me when I want to sell. There seems to an inexplicable cabal that prevents the onsite realtors the ability to sell used homes. I'm surprised this hasn't landed them in court yet.

This is a wonderful place to live. The neighborhood is well maintained and has a ton to do. They recently remodeled the main club house and have a new restaurant there. We don't golf but the golf course always looks beautiful. There is also a new swim and fitness center which has been a very nice addition. There is more space and a great lap pool which will help out in the summer having an additional pool in the neighborhood. The neighborhood is gated and has a guard which makes me feel safe. There are plenty of activities and clubs for my kids and there is a daycare located in the neighborhood and a Charter School just outside that my kids go to. I couldn't ask for a better neighborhood.

We have lived here for over three years and can't say anything negative about the neighborhood. There are tons of things to do from paddle boarding, tennis, volleyball, the splash pad and the pool. There is also a beautiful golf course here but unfortunately, we do not golf. Through out the year the POA holds picnics and other events such as breakfast with Santa, an Easter Egg Hunt, July 4th Golf cart parade and picnic, as well as the many other organizations and clubs that are located here. I can honestly say that I love living here, my kids go to the charter school and everything is so convenient. I fell safe and secure and am in love with my community.

Davis Love III Golf Course, tennis courts, swimming pools, fitness centers, restaurant, Inn, canoe pond, paddle boat pond, internet and basic cable included in HOA/POA dues,County taxes only, women's club, Lions Club, basket ball court, soccer field, doggy park, volley ball,horseshoes, playground. Too many to name all amenities. Annual Activities. I have lived in Anderson Creek Club since 2005. It is like a Vacation in Your Own Backyard. The neighbors are friendly and always willing to lend a helping hand. Oh! And a Daycare Center on site and a Charter School.

Neighborhood is great if you are a renter. Beautiful, safe, close to post. The "active POA" part they sell you is fake, there is little to no organized activity for kids. The moms group holds a cookies with Santa and the POA holds three or four picnics a year. So you get five full days of scheduled activities a year. The neighborhood is friendly so if you get lucky there might be friends for your kids. Be sure to know where the bus stop is before you rent a home or your kid might be walking miles to a bus stop. They do have an active Facebook community for the moms group for recommendations and they have a cyber-yard sale FB group. The developer is building a lower quality acc jr.(the crossings) next door where home prices are 25k lower for the same floor plans, the only noticeable difference is carpet in the living room in some of the houses. "Carriage Glen" was supposed to be the last phase of ACC, but surprise the developer owns 51% of the vote and decided to expand to what was suppose to be acc crossings lower end homes but is now part of ACC club. It's hard to nearly impossible to sell your home. Friends can't seem to sell theirs and they are asking thousands if not ten thousands UNDER what they bought their homes for. Your only option when you PCS is to rent. Every year the neighborhood demographic goes more towards renter occupied rather than owner occupied. If the owners had an actual say in the POA and they had actual public POA meetings where owners could have a platform to be heard the POA could be great. There are a lot of wonderful people in the hood that would love to make it a great place, but the developer tries to keep control of everything so the community aspect is never allowed to flourish because the POA is afraid the owners would take it a different direction from the "vision of the developer"

This gated community has all the amenities perfect for any lifestyle. This is one of the safest neighborhoods you will find in the Fort Bragg area with limited public access and 24hr guards. It is truly a community with great support. The neighborhood has its own daycare, new charter school, pool, splash pad, volleyball, tennis and basketball courts. In addition there are multiple ponds with paddle boats, canoes and fishing access . Some ponds house ducks where you are allowed to feed them and pass the time with your children. The golf course is a signature design by Davis Love III (2015 Wyndham Champion). There is a nice driving range and putting green on the premises. There is also access to clubhouse dining cart where you can dine in or carry out short order food items. Conveniently, they also frequently host live entertainment on the weekends.

We live in Spring lake in Anderson Creek Club. and it is super nice and about 15-20 minutes from post. It's a gated community with golf, tennis, club house, parks. It's amazing!!!
