Woodlake: Off Base Neighborhood/Subdivision

Review

"Gated community. NOT A SUBDIVISION OR NEIGHBORHOOD"

When the spillway collapsed we lost the lake. Therefore many could not sell and had to rent out their homes. This has had a very negative impact on the upkeep of property. Also, the renters have no regard for the standards of the gated community.

Pros Cons
  1. Quiet
  2. covenants
  3. POA RULES &Reg
  4. gated
  1. Don't move here if you can't follow the rules

Overall the neighborhood is decent. Beautiful to drive through. Gorgeous houses. It’s the people that are a tad of concern. For the most part everyone will help one another. There are those that vandalize and critique every little thing regarding the POA/ARC. Lastly there are those that seem to really want to get in your business. It’s super awkward to be pulling into your own home or walking by a window and you can see a person just consistently staring at your home watching your every move.

Pros Cons
  1. Homes
  2. Roads
  3. POA
  4. ARC
  1. People
  2. Vandalism

We rent here. It is close to post, but not much else. They just reopened the pool $250 for a season pass. Quiet, a lot of retired folks. North side has no school bus service you have to drive the kids to the main gate. Not much for kids to do. A lot of the area is in disrepair as the owner is from Germany and not investing in the community. The golf courses closed a year or so ago and are an overgrown eyesore, although some houses choose to mow the golf course by their house. The dam doesn't sound like it will ever come back at this point although there is a group of people that put a lot of time and effort into finding a solution. Wish I saw what this place looked like in it's glory days.

Pros Cons
  1. Close to base
  2. Quiet
  3. Starting to go downhill
  1. No school bus on north side
  • Recommended: Yes

A lot of lovely homes, but has had significant management issues and as a result, the property owners have been hung out to dry by developers.
The homes are nicely done, and there is a great deal of curb appeal...
There are golf courses, community pools, and of course, the lake. But, the lake has been drained since Hurricane Matthew and there has been conflicting information about when the dam will be repaired.

Pros Cons
  1. Lake setting is beautiful
  2. Golf
  3. Social Clubs
  4. Pools
  1. Dam in disrepair
  2. Turnover of developer HIGH
  3. No funding for repairs

  • Appearance: gated, well manicured with grass cut, looks uniform, common areas maintained, rural
